Job Description:
Company Description Our client is well established HVAC company in search of experienced and highly qualified individual to serve as a full time Project Manager for our High end residential and commercial retail clients. The Project Manager oversees construction operations and drives the project through to a successful completion, plans, directs, and coordinates activities of assigned projects to ensure that goals and objectives are accomplished within prescribed time frame within the budget allocated. Oversight of construction activities, scheduling, budget management, and communication with subcontractors and client is required da Duties Run projects from start to finish for High End Residential and Commercial Renovations. Projects range in size between $50K to $2.3M Maintain quality control of all deliverable products, demonstrating technical excellence, objectivity, and clarity while maintaining project schedules Meet with clients to co-manage projects, present results, and develop new scopes of work Develop new business opportunities Acts as the primary on-site leader for execution teams on assigned projects. Develops project schedules and executes according to plan for assigned projects. Evaluates the contractual scope of work and the impact of client issued bulletins, field directives and / or scheduling changes. Actively pursues additional work through change orders. Performs associated cost estimates, prepares proposals and negotiates final settlement price and customer acceptance. Manages costs, billings and collections. Completes project billings in a timely and accurate format to the client. Maintains profitability goals and positive cash flow. Reviews and interprets contract Terms and Conditions. Manages risks and establishes project recovery plans when required. Resolves disputes with minimal need for escalation. Negotiates, prepares and issues subcontract. Ability to read, analyze, and interpret construction specifications, drawings, and governmental regulations. Knowledge of how to write reports, business correspondence, and procedures. Aptitude to effectively present information and respond to questions from groups of managers, clients, customers, and the general public. Skills/Competencies Desired: BSME preferred with 6 to 10 years PM experience in HVAC Commercial or Residential is required. Strong MS Word, Excel and Project required Ability to run projects form soup to nuts, submittals, change orders, etc. The successful candidate must demonstrate the ability take the project from "soup to nuts". Ideally someone living in or close NYC is a huge plus.
